…..is how we started out and what attracted us to this place.
On a nice warm day in 2011, Judy and I were riding through the South East Pennsylvania navigating around the Amish buggies when we decided to take a turn off the beaten path. The road we ended up on brought us to a field with a for sale sign on it. Immediately our minds placed a house at the top of the field. This was our dream find. A two acre lot which when standing at the highest point provided two fantastic views of the Southern Chester County country side. (Okay so now you know where Two View Acres came from)
But like all good things, it came with some additional work, stress and emotion tied to it. Our first look into the property brought disappointment in the form of a price tag of $140,000.00! Are you kidding me? Where’s the gold deposit, I thought. So we kept an eye on it and after a while, the price came down……. $130,000.00. Really? Some research told us that the lot was purchased about 7 years ago for $60,000.00. So we waited.
A few months went by and the sign disappeared. We were heart broken. We thought the place had been bought and our chance at this gorgeous lot was gone. A month later, to our surprise…… an auction sign! Maybe, just maybe our luck had changed. We wrote down the date of the auction and did some more research. We found the couple who owned it were going through a divorce and that the property had to be liquidated as part of the process. We also fount that taxes were about $1,000.00 year. Okay so we built our target price. $60,000.00 for the property plus $7000.00 of taxes the owner paid and a few extra for pocket money to help out with moving forward. Bingo!! $75,000.00 and I think that’s reasonable.
We headed out to the auction on a chilly December day. Thirty Seven degrees and a wind that cut through to the bone. As Judy and I drove to the lot there were people all over!! We felt we didn’t have a chance. The local neighbors I’m sure wanted to expand their acreage. The auctioneer called everyone up and explained the lot and the auction process. We were all shivering, Judy huddled in front of me trying to stay warm as the auction started. $150,000.00!! the auctioneer yelled. Crickets chirped as no one said a word. $100,000.00!! rang out from the auctioneer as he almost pleaded for someone to bid. Nothing……. $50,000.00!! and immediately a gentleman to my left repeated the $50,000.00 price. Here we go, I kept my eyes forward, not knowing my competition and yelled out $55,000.00. The auctioneer acknowledged my bid and asked for 60 thousand. The gentleman to my left confirmed at 60. I countered with 65, and heard again 70 from the gentleman to my left. $75,000.00 I yelled and to Judy I whispered, well that’s it, we hit our limit.
Silence spread across the field as the auctioneer begged for another bid. It was dead quite. A couple to our right were talking. We could hear the man’s wife say “You have that in the bank”. Suddenly the man yells 77 five! Our hearts sank. We knew we could not afford more and we respected our self imposed limit.
The auctioneer worked the crowd for what seemed like 5 minutes. Everyone shivering cold. The auctioneer begged for 80, then 79, then 78. He looked me right in the eye with his expression asking me “Are you done” and just like that, my body responded to that expression and nodded.
I have 78,000.00!!! The auctioneer yelled as he looked at me with delight. After that, the crowd again grew silent. No one else bid. The Auctioneer confirmed that the property would be sold today and that he had a current bid of $78,000.00 as he pointed to me. Just then, it had dawned on Judy as to what had happened. Her knees buckled and the auction was closed. Fate had intervened and we had out property.
Shortly after we hired an architect, a contractor and off we went on our home building adventure. An adventure not like any other……
